How Does It Work?

  • Initial Contact

    Make initial contact with the homeowner. This is a great time to gather pertinent for your property submission. This form can be done sight unseen with a good in-depth conversation with the seller. However, it is a best practice of this initiative to set an appointment to view the home. Since the most accurate offers come with pictures & a fully completed Property condition report.

  • Submit Property for Verbal Offer

    Once you have made contact with the seller head over here to fill out the form for the property submission.

    Timing is important… It will take 48 business hours to receive the offer. These cash buyers will not make or honor offers through this channel once the home is live on the MLS.

    Communicate the message of patience to your seller. Help them understand the value of having an actual offer before deciding to go live on the market

  • Present Verbal Offer With Commission Included

    At this point, you want to present a verbal offer usually via e-mail. Be sure your commission is included. (See 101 Doc for example)

  • Respond to Offer- Next Steps

    iBuyer is expecting a response in 48hrs. We will want to do what we can to represent the seller. The buyer is likely going to use an internal agent as a representative.

    If the offer is accepted respond to me via e-mail in “Verbal Offer Accept Please send Contract”. At which point the buyer will write up contract.

    While securing your listing agreement remember a good opportunity to run your offer against competitors OpenDoor, OfferPad, ExpressOffers.

Who’s a Great Fit?

 
  • Have a home that fits a buy box that you are getting ready to list? Getting a cash offer only makes sense, as another part of the process.

  • The seller has already had their hand as motivated. We already know why they are doing it most likely… To save money. The best way to get in the door is by already having a buyer. This seller is usually a lot more savvy so commissions will have to make sense.

  • A convenient quick sale might be appealing, never know unless we ask. Tired landlords may have some motivation. The condition of the home may be a real factor here, so be nimble.

    For rent by owner may also be an avenue to go down.

  • Similar to FBSO hand has been raised there was once motivation. A great way in the door is the buyer we have.
